The Annual Accra Flood Olympics: These Are the Neighborhoods That Pay for It Every Year 

These are the areas that flood in Accra every rainy season. Updated as the 2026 season develops.

The best time to check out an area or property you’re thinking of renting or buying is when it’s raining.

This is critical advice you’ll hear often. Why? Look around. The city of Accra just served us receipts.

This happens every year like it’s a sporting event. Yellowed, muddied water everywhere. Roads are submerged, cars turn into boats or just stop working or fall into gutters that just disappear and mechanics get even busier. Potholes become blackholes. People wade through what used to be streets. There’s insane traffic, some people walk for hours, Uber prices skyrocket, employees have to do mental gymnastics on the best times to leave home or their jobs.

The comments are always the same too. Stop building on waterways, stop dumping in the gutters, do something about the drains, somebody should go to jail. None of it happens. And so every year, we go again. The only things missing are jet skis, canoes and Michael Phelps to complete the Annual Accra Flood Olympics.

What makes this worse than just bad weather is that most of it is approved. Land officials sign off on developments in active waterways and drainage corridors, while landlords care only about their building and skirt proper procedure. Cliff Ekuful reports that it’s actually worse, developers build illegally, then get regularized. Then there’s the collective love of dumping plastic everywhere. Honestly, the flooding looks a lot like our bill coming due.

Which means if you’re renting or buying in Accra, flood risk is a due dilligence question you can’t skip. It’s just as important as verifying your land title or checking who owns the land. Some neighborhoods flood occasionally while some flood reliably, like they’ve been training for it.

Kaneshie Flooding

This is a regular occurrence within the market. Traders, drivers and commuters look at the clouds suspiciously when we’re close to the rainy season, dreading every drop that after just a few minutes, can transform the market into a small river.

The major disruption in this area is in the markets and on the roads. If you’re gonna live close to this area, budget for days where getting in and out isn’t straightforward.

Mallam Junction – Weija – Kasoa Stretch Flooding

Weija’s flood issues are compounded by the Weija dam. Even without rainfall, there are flood alerts whenever the dam is spilled. Add rainfall and the stretch becomes its own beast. Then there’s the uncomfortable reality of the settlements here sitting in active waterways.

The dam makes this stretch different from the other areas captured here. Flooding isn’t just weather dependent and it’s not just roads that are submerged but actual houses. You need to seriously factor that in before committing to anything along this side of town.

Taifa – Amasaman Flooding

A lof of the flooding you’ll encounter on this stretch stis on the highway. You’ll find that houses along the Accra-Nsawam road are generally fine, but the roads are submerged. This means you risk intense traffic, ruined vehicles and highly inconvenient commutes home if you’re within the area.

I’ve experienced this and it’s ugly. Using an Uber means paying double – triple the normal price and driving means risking accidents and ruined cars. My car, Eleanor suffered a crisis when I had to drive through the floods on this road once.

The crazy thing is, the rains just started and it’s only May! Flood frequency and intensity are expected to increase, which means more people will be affected over the course of June and July.

The videos tell most of the story on which areas flood, whether it’s entire neighborhoods or certain stretches of road. Ghana’s National Disaster Management Organization (NADMO) has formally flagged Ledzokuku, Ayawaso East, Ayawaso North, and Korle Klottey Municipality as flood-prone areas in Accra in a series of Facebook posts. and most of the neighborhoods fall squarely within them.

The Ghanaian Times reported in May 2026 that developers routinely begin construction without approval, fully aware that political interference and bureaucratic delays will eventually protect them from sanctions. Assemblies issue permits selectively, ignore violations, and then regularise illegal developments after the damage is already done.

More flooding will disrupt people’s livelihoods and living arrangements. The hack for most people when the rains start is either to work from home, to leave work early, perch in another neighborhood, head home super late to avoid the traffic or just go with the vibes and hope for the best.
