Looking Beyond Accra Developments: The Real Estate Outside Accra Worth Watching 

Less than 2% of Ghana’s developers build real estate outside Accra or the Greater Accra region. This piece looks at who’s actually betting on Kumasi, Takoradi, and Ho — and what it means for housing beyond the capital.

While building out a database of real estate developers across Ghana, one thing was glaring – less than 2% of all developers indexed operated outside Accra. This was weird because for years, I’ve heard that the real estate bubble is about to burst but It hasn’t. And for years I’ve heard that Accra is overcrowded and thus the need for new cities and/or developments outside Accra. So why are there so few projects outside Accra?

It got me curious about “modern” real estate developments outside the Greater Accra region. I came across interesting projects that spiralled into a hundred or so opened tabs and this was in just 3 regions; Ashanti, Western and Volta.

Ashanti Region

This is the most recognized region after the Greater Accra region and boasts Ghana’s second largest city, Kumasi. As Ghana’s second largest city, it’s interesting there aren’t more real estate projects in The Garden City. That’s changing. Asanteman’s Prabon Greenfields was the only notable development for a while, but the status upgrade of the Prempeh I International Airport has sparked some fresh developments. If a headline question by Enmaa Ghana is anything to go by, real estate in Kumasi is the next big thing.

Airport City Kumasi – Kumasi

Airport City Kumasi aims to be the largest “modern smart city in West Africa” and is built around the new Prempeh I Airport in Kumasi. It’s supposed to be a luxury development that combines the Ashanti Region’s rich heritage with an international community, living and working within residential and commercial spaces.

The city will host 4 developments:

This is the developer’s first foray into real estate in Ghana and thankfully, have been able to build out the first phase of the Greenwich. That’s a good sign that they’re committed and are bound to deliver. Commenters online are impatient however. You’ll find comments across the developer’s socials and YouTube questioning the realization of this project, which seems to have taken longer than anticipated.

Prabon Greenfields – Kumasi

Progress: 4 Phases built (Palm, Pine, Cedar and Oak), with 2 phases (Royal and Ashanti Pride) currently selling off-plan.

Quoting directly from the development’s website, Prabon Greenfields is “a tasteful collection of modern environmentally – friendly homes, designed and built for eco-luxury living, come together to form a vibrant private community that provides its residents with full and convenient access to contemporary amenities.”

To translate, Prabon Greenfields is an exclusive gated community, that’s well planned, and tries to blend as much nature as possible, while boasting 3, 4 & 5 bedroom villas. It is Kumasi’s first gated community.

The development was announced in 2015 by the Asantehene, Otumfuo Osei Tutu II, to provide housing for upper and middle class workers, in a style similar to what Trasacco and East Legon offer.

Perhaps the most striking feature of this project is its elaborate kente-inspired entrance. I daresay the project beyond its core ambition, aims to be an embodiment of rich Ashanti culture.

Western Region

The Western Region has oil, gold, manganese, and a major port. It also has two planned cities that have been competing for attention and investment for over a decade. King City and Petronia City were both announced in the early 2010s on the back of Ghana’s oil discovery, targeting the professionals and businesses that were supposed to flood Takoradi as the oil economy grew. One of them has started selling land. The other is still just a dream that may or may not become reality.

King City – Takoradi

King City is a 1,920-acre master planned city in the Western Region of Ghana. The project was announced by Rendeavour together with Appolonia City in Oyibi, Accra and follows a similar Live-Work-Play ambition of providing a satellite city complete with residential, retail, commercial and recreational facilities. modern residential plots.

Adehye Park

Adehye Park was announced in June 2023 as a 100-acre residential development within the city, “promising a regal living experience for discerning investors”. It is the first residential project being sold within the city.

This project is obviously inspired by the mining and oil drilling activities within the Western Region, and will likely house professionals from the oil, gas and minerals industry. This will be a pretty solid development, albeit over a pretty long period just based on Rendeavour’s track record with Appolonia City of Light.

Petronia City – Takoradi

Petronia City was supposed to be a 2,000-acre city that would cater to the residential and commercial needs of local and international residents and businesses in Takoradi. It was announced in 2013, after Ghana’s oil discovery (8 years earlier). 13 years later, it’s just crickets.

There’s some work ongoing but it’s at a pace that’s uninspiring and frankly, not what you’d expect of a city of this magnitude. The video below by Kwabena Boateng shows the most recent progress on the city.

With the progress (or lack thereof) so far, I can’t help but shake a gnawing feeling that Petronia City is cruising on the same highway that Hope City (Ghana) and Akon City (Senegal) did.

My only respite is that the projects’ website has a coming soon banner, after seemingly going down in December 2025. That signals there’s still yet hope for this project.

Volta Region

What do golf and Ho, the city nicknamed the Oxygen City have in common? I’m uncertain but the common thread I’ve found is that two upcoming developments all have golf as a major recreational feature. Could it be signaling the target market, or is it simply playing to my long-held conviction of Ho being the place people retire to? Outside of the Lakefront mansions and developments along the Sogakope stretch, not much real estate is mentioned of the Volta Region. In it’s capital however, that’s changing and I’m here for it.

Airport Golf City – Ho

Progress: Lands from Community 1 – 7 are sold out, and owners have started their own construction.

Land outside Accra is way more affordable than you can imagine and that is the case for Airport Golf City, and honestly, is an invitation to build a home in what is nicknamed the Oxygen City. The development is about 3km from the Ho Airport, which puts it in the sweet spot these developers love. It’s located far enough from the city noise, but close enough to calm (and to eventually benefit if the airport ever finds its footing.It accurately captures the “far from city chaos, but close enough” anthem Accra developers have been screaming.

Remember my question around golf? That applies here. It also signals the target audience of this project and its possible future trajectory. What’s exciting however is that there’s real demand with Communities 1 – 7 already sold out. Land owners building their own homes also makes this development a more accessible model than most gated communities.

Oxygen City Housing Project – Ho

The Oxygen City Housing Project was announced in January 2025, and will represent TDC Ghana’s first foray outside the Tema Acquisition Area where it has operated since its founding in 1952. Just like TDC’s legacy, this is expected to be priced more affordably, likely in Ghana Cedis. The project promises 800-units in a planned residential communities with a mix of schools, health facilities, commercial centres and recreational spaces.

While pricing is currently unavailable, there are mentions of a 25% down payment, with single-digit interest rates with long repayment periods.

Early images on the project show a similar plan to the SSNIT flats dotted across the country, with the addition of a golf course.

There are however some unverified images on Facebook that show a much grander master-plan for the project.

VoltaGreenCT Project – Mafi-Anfoe

What happens if you combine easy access to leisure and recreation along the Volta Lake and inland Volta Region, with a free economic zone, plus the makings of a planned, eco-friendly “smart “city? That’s what VoltaGreenCT promises to be. Is the name a mouthful? Yes. Is the vision welcome? Absolutely. And what’s great is that this isn’t located where you’d expect like Sogakope or Ho, but in Mafi-Anfoe in the Central Tongu district of the Volta Region.

This proposed mixed-use joins Rendeavour’s Appolonia City and King City as one of the proposed new city developments in Ghana. It will span 30,000 square meters and is reportedly going to be worth $10 billion according to Estate Intel. (PS: this number is too small but it’s the only figure I could find).

The difference is that it has tourism at its heart and aims to “improve the quality of life for residents and transform the area into an internationally competitive destination.”

This is a pretty ambitious project with a 10-year lifespan. No visible progress has been documented, and updates from the developer are hard to confirm. . This article will be updated once more information is available.

Closing Off

Less than 2% of developers in our database operate outside Greater Accra. But the ones that do share something in common, they’re not betting on cities. They’re betting on infrastructure and industry. Think airports, ports, road corridors, natural resources.

Kumasi’s Prempeh I upgrade brought Airport City Kumasi. Takoradi’s harbour and oil fields brought King City. Ho’s airport, underused as it is, is drawing developers to the Volta Region. It’s clear that infrastructure anchors investment

Development or not, it’s fascinating to see who these projects target. Airport City Kumasi starts at $40,000 while Prabon Greenfields at $150,000. Even outside Accra, these “modern” developments” mostly mean the same upper-income and diaspora buyers. Airport Golf City and possibly Oxygen City are the exceptions, but that’s probably only because they’re in their infancy.

Whether this distribution changes the housing story for ordinary Ghanaians, or just relocates the luxury market to new neighborhoods, depends entirely on what comes next.

Perhaps in another decade, our real estate developer database will look different and more developers will have built outside Accra and not just the 2% currently. Watch what gets built near the next international airport.
