The Cheapest Areas to Rent Near Legon, KNUST, and UCC (2026 Prices) 

The Rent Control Department started inspecting student hostels in May 2026 and Acting Commissioner Frederick Opoku has been direct about what they found. At Viking Hostel on the UG campus, two people sharing a room are paying GH₵10,000. SSNIT’s Pent Hall has single rooms above GH₵40,000 for the academic year. At KNUST’s Victory Towers, the hostel manager fled when inspectors arrived.

The Hostel Crackdown

The inspections began after the National Union of Ghana Students petitioned the Rent Control Department over “arbitrary pricing, excessive rent-advance demands and non-compliance with tenancy procedures” at private hostels near public universities.

What inspectors found at UG made Opoku call hostel pricing “shameful and exploitative.” At SSNIT’s Pent Hall, air-conditioned rooms were listed at GH₵20,000 to GH₵30,000 per student — for a shared room. He told Hitz FM: “SSNIT, who is responsible for managing people’s pensions, have turned around and are exploiting the same parents whose pensions you’re managing. What is the meaning of this? They are students!”

At KNUST, Victory Towers was charging: single occupancy GH₵20,000, double GH₵14,000 per person, triple GH₵10,000 each, quad GH₵9,000 each. The manager left when inspectors showed up. Liendavel Hot Hostel was charging similar rates. St Theresa’s had a Ghana Tourism Authority closure notice from 2016 still posted at the entrance — and was still operating.

The Rent Control Department has since engaged the Ghana Institution of Surveyors to conduct mandatory valuations of all student hostels. Once a hostel receives an assessed rate, it cannot charge above that figure for two years. The Education Ministry has also set up a committee to investigate hostel fees nationwide.

Whether hostel prices actually come down — and how long it takes — remains to be seen. Off-campus rooms are still the more affordable option for most students.

The most affordable off-campus areas near Legon in 2026 are Madina, Haatso, Kwabenya, and Adenta. Madina has the densest supply and the most competitive pricing.

Prices below are monthly equivalents drawn from active listings on Jiji, Private Property Ghana, RentChamber, and Chamberandhall.com as of April–May 2026. Most landlords quote annual or two-year advance amounts and these figures are the monthly equivalent of those asks.

Agent fees of around 10% are typically charged on top of the rent. Direct-landlord deals — without an agent in the middle — tend to come in at the lower end of these ranges.

On advance rent: The legal maximum anywhere in Ghana is six months. Despite enforcement of the six-month cap, many student-area landlords continue to demand a year or more upfront. Know your rights. If your landlord demands more than six months, you can thoeretically report them to the Rent Control Department at rentcontrol.mwh.gov.gh.

Off-Campus Near KNUST, Kumasi

The main off-campus rental belt around KNUST runs through Ayeduase, Kotei, Bomso, and Kentinkrono. Kotei and Bomso are the most affordable; Ayeduase sits closest to campus and prices higher.

Prices below are from Jiji Kumasi Metropolitan and Cari Homes as of April–May 2026, plus TikTok agent listings in the Kotei and Ayeduase corridors.

For comparison, KNUST’s official on-campus halls (via GUSSS) run GH₵6,194 to GH₵9,581 per student per year for shared rooms — which is considerably cheaper than Victory Towers’ GH₵9,000–20,000, but still in high demand.

Kumasi rents are lower than Accra at every tier. Students coming from Legon-area pricing will notice immediately.

Off-Campus Near University of Cape Coast (UCC)

UCC students rent primarily in Pedu, Abura, and nearby neighbourhoods. Cape Coast is the most affordable of the three university towns — lower construction costs and less competition keep prices stable.

These prices are the most stable of the three catchments and are consistent with what multiple listing sources are showing.

What to Check Before Paying Anything

Near every campus, agents operate who collect fees and then disappear. It happens every year. Before paying anything to anyone:

  • Ask to see the Rent Card — mandatory since April 1, 2026; every landlord must have one
  • Confirm the six-month advance cap applies — it theoretically does, everywhere in Ghana, regardless of what the landlord or agent says
  • View the property in person before any payment
  • Never pay cash without a written receipt from an identifiable landlord
  • Get a tenancy agreement in writing
  • Check agent registration at reac.gov.gh before engaging anyone
